Trinity Community Hospital’s reputation is reasonably good, it is not known for excellence in

any specific service and is being given a chance to grow and develop by formulating a strategic

plan targeting on building an Orthopedic service line. The team was given the task to list both

the advantages and disadvantages of either building, buying, or leasing a space for the new

orthopedics service line.

BUILDING ADVANTAGES

Building a new space for a new service line have its advantages. Renovating an

existing facility will allow the team to be involved in the layout of the area. The team can plan

and reorganize the different parts of the build for a smoother and more efficient patient flow and

transition of care and services.

Since the build is within the hospital, the team can expand existing services from

ancillary services such as dietary, linen, security, equipment, and central supply to name a few.

Given the limited information provided between the CFO and CEO’s emails,

building within the hospital is the most cost-effective with the construction cost of $600,000

versus the price of buying and building the lot adjacent to the hospital that cost $700,000.

The $100,000 difference can be utilized to purchase necessary equipment for the new

service line.

Similar to building advantages; buying, and building will also give the opportunity for the

team to plan and reorganize the different parts of the build for a smoother and more efficient

patient flow and transition of care and services without any possible limitations of any existing

walls or infrastructure that may get in the way.

Having a new facility build will enable you to design it with the latest technology and

upgraded designs that can adapt to the changes of the future. The new building can also be

planned and constructed to be open for further expansion such additional levels and floors that

will promote growth and development of other services that the hospital can offer in the future.

Finally, purchasing of the adjacent lot is an investing activity that the hospital gains as an

asset. It promotes growth and commitment to the surrounding community. Since it will be an

acquired asset, the organization will have the option of selling the property or can have other

service line options if the new orthopedic service line was not successful.

LEASING ADVANTAGES

Though there is not a lot, leasing a property has its advantages as well. The budget is

usually low and is set for tentative improvement that can offer original space configuration and

construction model that will work best for the new service line.

Leasing a facility also offers great options and opportunities of having the best and

suitable location for the service line.

If the business is not profitable, the organization has the option of not renewing the

contract lease after the end of the term.
